Planning to invest $100k in a beachside and build small wooden cabins, is it a good idea?

I’m considering investing $100k in a beachside land lot and another $100k to build 10 small wooden cabins. The average nightly rate for similar cabins in the area is about $50, so I’m trying to figure out if this could be a good investment. Here’s the math I’ve been working with:

- $50 per night per cabin

- 10 cabins = $500 per night (if fully booked)

- Assuming a 50% occupancy rate, that’s about 182.5 nights booked per year for each cabin.

- 182.5 nights x $50 = $9,125 per cabin, per year.

- For all 10 cabins, that would generate roughly $91,250 annually, before expenses.

With $200k invested upfront, I’m thinking I could recoup my investment in a little over two years, depending on maintenance costs and other expenses. After that, I’d own both the land and the cabins outright, with a solid income stream moving forward. Does this sound like a reasonable plan, or am I missing something? I’d love to get some advice from anyone with experience in real estate or vacation rentals. Thanks!

Even if you are extremely unlucky, you will be still ahead in 10 years

I just did a small exercise to verify above claim. Imagine that you are very poor at market timing, and always bought at the market top in the last 10 years. In the last 10 years (Sep 2014 - Sep 2024), there were 358 all time highs for SPY, and you bought $100 worth of SPY at every all time high prices of SPY. Guess what, in 10 years your total investment is $35,800, and your current portfolio value is ~$73,000, total return of >100% in 10 years. This calculation does not include ~2% of annual dividend. So, based on the rule of 72, annual average return is ~9% even if you bought at the market top. I expect the next 10 years will produce the similar results. Note: This analysis applies to the general market index ETFs. This analysis MAY NOT apply to individual stocks even the likes of AAPL, NDVA or MSFT, etc.

Searching Best Pools

I’ve developed a process for finding the best liquidity pools, and I thought it might be useful to share it with the community. First, I use to search for pools. I filter by blockchains and platforms that I trust and use regularly. I also set TVL > $1M to minimize risk, and I add the 7d base APY column to get a better snapshot of recent performance. Once I have a list, I sort by the 30d Avg APY and analyze the results. I look at how the 7d base APY compares to the 30d Avg APY. A big difference between the two is usually a sign of volatility and inconsistent yields. If I come across tokens I'm not familiar with, I check them out on https://skynet.certik.com/. If the token has at least 70 points, I consider it reliable enough. I also look at the token's price correlation with BTC on https://coinmarketcap.com/, which helps me identify tokens that are either underperforming or potential hidden gems. Using this approach, I’ve found some solid pools on Uniswap like: WETH-USDT on Polygon WBTC-USDT on Arbitrum How you search for profitable liquidity pools? What tools or strategies do you use?
